What we are looking for

Mechanical

Electrical, plumbing, HVAC. Licensed in the relevant municipality, insured, and able to pull your own permits where required.

Interior finish

Drywall and taping, tile setting, flooring, painting, and finish carpentry. Consistency matters more than speed.

Exterior & structural

Masonry, roofing, siding, concrete, framing, and excavation. Historic masonry experience is particularly valuable here.

We have been on the other side of this. The things that make a GC worth working for are not complicated.

Scopes are written down before you start. Schedules are sequenced so you are not showing up to a site that is not ready for you. And invoices get paid on the terms we agreed rather than when the client pays us.

Certificate of insurance

General liability naming Clifton Development Group as additional insured, plus workers’ compensation for anyone on your crew.

Trade licence where applicable

Electrical and plumbing are licensed at municipal level in New York. We need the licence current in the jurisdiction where the work is.

Standard. We cannot pay without it.

Two references

GCs you have worked for recently. We will actually call them.

Common questions

Before you apply

How do you pay?

Net 30 from an approved invoice as standard. On longer projects we work to a progress schedule agreed before you start. We do not pay-when-paid.

Is the work steady or one-off?

Both, initially. Most trades start with a single job. If it goes well we would rather keep using you than re-bid every project — building a reliable bench is worth more to us than shaving a margin.

What areas do you cover?

Albany, Rensselaer, Schenectady, and Saratoga counties, roughly 45 minutes from Albany. Tell us your own radius on the application.

Do you work with sole traders or only companies?

Both, provided the insurance and licensing are in order. A one-person operation with a current COI and a good reference is entirely workable.

How soon will I hear back?

Within a week. If we do not have work in your trade right now we will say so rather than leave you waiting, and we keep the details on file.
