What we do

Full tenant build-outs

Shell to certificate of occupancy. Open-plan builds, private offices, conference rooms, reception, and break rooms.

6–10 weeks

Cosmetic refresh

Paint, flooring, ceiling tile, lighting swaps, new doors and hardware, minor reconfiguration. Existing walls and MEP largely stay put.

2–3 weeks

MEP coordination

Electrical and data distribution, HVAC modification and zoning, sprinkler head relocation — sequenced so no trade sits waiting on another.

Millwork & reception

Custom reception desks, built-in storage, and conference room casework built to drawings rather than bought off a shelf.

Phased work in occupied space

Nights, weekends, and zone-by-zone builds so the business keeps operating. We quantify the phasing premium at the estimate.

Permits & close-out

We file, coordinate with the building department, schedule inspections, and carry the project through CO with close-out documents.

Ranges reflect Albany, Rensselaer, Schenectady, and Saratoga county projects. Older buildings, after-hours work, and long-lead equipment push the upper end. The single biggest variable is whether the MEP has to move.

No project required. If you are marketing space in the Capital Region, we will scan it and draw it at no cost.

You get a set of measured drawings and a Matterport walkthrough you can send to prospects — usable in the listing, in emails, and in a prospect’s own planning. Whether or not you ever hire us.

If a prospect asks what it would cost to make the space work for them, we can turn that around quickly, because we already have the measurements.

Before you call

How long does an office renovation take?

A cosmetic refresh — paint, flooring, lighting, minor reconfiguration — usually runs 2 to 3 weeks. A full build-out with new partition layout, electrical and data distribution, and HVAC modification typically runs 6 to 10 weeks from permit to certificate of occupancy.

Permitting adds time on top of that and varies by municipality. Albany, Colonie, and Schenectady each review on their own schedule.

Can we stay open during the work?

Usually. Most office work is phased — we build in zones, or work nights and weekends, so the business keeps operating. Phasing adds cost, and we tell you how much before you decide.

How does a TI allowance work?

A tenant improvement allowance is money the landlord contributes toward the build-out, usually stated per square foot in the lease. It is rarely enough to cover a full fit-out.

We produce two estimates: what falls inside the allowance, and what you would be funding yourself. That split is what you take into the lease negotiation, and it is easier to negotiate before you sign.

Do you handle permits and inspections?

Yes. We file the permit applications, coordinate with the building department, schedule inspections, and carry the project through certificate of occupancy. You are not chasing a municipality.

What do the free drawings actually include?

A dimensioned as-built floor plan of the existing space and a Matterport 3D tour with a shareable link. Both are yours to keep and use however you like — including sending them to another contractor.

Should we call before signing the lease?

Yes. The most expensive problems are decided before construction starts. A walkthrough and a scan cost nothing and tell you whether the space can economically become what you have in mind — and what the build-out costs before you are committed to the rent.
