What office work actually costs
Nobody can price your space without seeing it. But you should be able to sanity-check a budget before you call anyone, so here is where Capital Region office work generally lands.

Scan and measure
We Matterport the space and produce dimensioned as-builts. You get the drawings and the 3D link regardless of whether the project moves forward.

Scope and estimate
Detailed pricing against a defined scope — not a per-square-foot guess. If there is a TI allowance in play, we produce landlord-side and tenant-side numbers separately.
5–10 business days
Permits and build
We pull the permits, schedule the subs, and run the site. One project manager, one weekly update, one person to call when something changes.

Inspection and close-out
Final inspections, certificate of occupancy, and a walkthrough punch list. Punch items are resolved within 5 business days of the walkthrough.

Before you call
How long does an office renovation take?
A cosmetic refresh — paint, flooring, lighting, minor reconfiguration — usually runs 2 to 3 weeks. A full build-out with new partition layout, electrical and data distribution, and HVAC modification typically runs 6 to 10 weeks from permit to certificate of occupancy.
Permitting adds time on top of that and varies by municipality. Albany, Colonie, and Schenectady each review on their own schedule; we file as early as the drawings allow.
Can we stay open during the work?
Usually yes. Most of our office work is phased — we build in zones, or work nights and weekends, so the business keeps operating. Phasing adds cost, and we will tell you how much before you decide.
How does a TI allowance work?
A tenant improvement allowance is money the landlord contributes toward the build-out, usually stated per square foot in the lease. It is rarely enough to cover a full fit-out.
We produce two estimates: what falls inside the allowance, and what you would be funding yourself. That split is what you take back into the lease negotiation, and it is easier to negotiate before you sign.
Do you handle permits and inspections?
Yes. We file the permit applications, coordinate with the building department, schedule inspections, and carry the project through certificate of occupancy. You are not chasing a municipality.
What do the free drawings actually include?
A dimensioned as-built floor plan of the existing space and a Matterport 3D tour with a shareable link. Both are yours to keep and use however you like — including sending them to another contractor.
Are you licensed, insured, and bonded?
Licensed and insured in New York. Certificates of insurance are available on request, and we can provide bonding information for projects that require it.
