Fire and smoke damage restoration in Albany.
After a house fire the visible char is only part of the damage. Smoke residue, soot, and combustion gases embed in walls, insulation, and HVAC systems far beyond the burn zone. We scope the full extent, document everything for your claim, and rebuild to pre-loss condition — billing your insurer directly.

Assessment within 24 hours
Call us before you call a cleaning service.
Improper cleaning of smoke and soot permanently sets staining into surfaces and can damage HVAC components. A professional scope assessment first protects both your property and your insurance claim — once materials are cleaned or discarded, the adjuster cannot see what was there.
A completed fire rebuild, not the damage itself. Someone reading this page has just had a fire; lead with the outcome. Alt: “Fire damage restoration and rebuild in Albany NY by Clifton Development Group”.
Smoke goes much further than the fire did.
In a kitchen fire, smoke travels through wall chases, HVAC return air ducts, and attic spaces — reaching bedrooms and closets on the opposite side of the house from the burn.
Smoke residue contains hydrocarbons and acids that keep corroding metal surfaces and degrading drywall paper long after the fire is out. The odour compounds bond to porous materials, and they come back months later if the affected drywall and insulation were cleaned rather than replaced.
That is the single most common failure in fire restoration: a house that smells fine in week three and smells like smoke again the following summer when humidity rises.
We run air quality testing after smoke mitigation to confirm VOC levels have returned to acceptable limits before we close up any walls. That documentation also supports the claim, by evidencing that the scope of remediation was necessary rather than optional.
What gets treated
- Thermal fogging to reach the same voids the smoke reached
- Ozone or hydroxyl treatment for residual odour
- HEPA vacuuming of all surfaces, including inside wall cavities
- Full HVAC duct decontamination — otherwise the system redistributes it
- Sealing of framing where residue cannot be fully removed
- Air quality verification before walls are closed
Fire restoration is a construction project, not a cleaning job
After the fire department clears the scene, the work moves through five phases. We handle all of them and coordinate with your adjuster at each step.
Documentation
Photographing, measuring, and 3D scanning all damage before any demolition. Adjusters need to see the full extent before materials are removed — once it is gone, it is gone.
Within 24 hours
Emergency board-up and stabilisation
Securing windows and structural openings against weather intrusion and trespass while the claim is processed. Most policies require you to prevent further damage.
Contents pack-out and inventory
Salvageable belongings inventoried, removed, and cleaned off site. The inventory itself matters — contents coverage is settled from a documented list, not from memory.
Often a separate coverage
Smoke and soot remediation
Thermal fogging, ozone treatment, HEPA vacuuming, and HVAC decontamination — including inside wall cavities. See the section above.
Selective demolition
Charred framing, fire-damaged drywall, insulation, flooring, and cabinetry that cannot be returned to pre-loss condition come out.
Reconstruction
Framing, insulation, drywall, electrical, plumbing, flooring, cabinetry, and paint. Full interior rebuild to current code.
Realistic timelines
From start of reconstruction. Claim approval sits ahead of this, and a project schedule is provided when rebuild begins so you know when you can return home.
Contained burn zone with smoke damage limited to the immediate area and adjacent rooms.
Significant smoke spread through the structure, multiple rooms requiring demolition and rebuild.
Full demolition and reconstruction. Long enough that ALE coverage limits become a real planning question.
What your policy should cover
Where you will live
Standard homeowners policies include Additional Living Expenses — ALE — which covers the cost of living somewhere else while your home is uninhabitable. Hotel or sental, meals above your normal grocery spend, storage, sometimes pet boarding and extra commuting.
ALE usually has a limit, either a dollar cap or a time cap of around twelve months. On a whole-house rebuild running four to eight months, that limit is a real constraint rather than a formality — find out what yours is in the first week, not the fifth month.
Keep every receipt from the night of the fire onward, including the first hotel and the first set of clothes.
What the rebuild costs
Fire restoration in the Albany area typically runs $40,000 to $180,000, depending on the size of the home and the extent of the burn and smoke zones. Most standard HO-3 policies cover rebuilding to pre-loss condition.
We produce scopes in Xactimate format — the software adjusters already use — which speeds approval and cuts the back-and-forth on line items. Where the initial estimate falls short of what the rebuild actually requires, we supplement with supporting documentation. Supplements are routine on fire claims.
What to do, and what not to
Do this
- Wait for the fire department to declare the structure safe before re-entering, even briefly.
- Call your insurer and open the claim the same day.
- Photograph and video everything before anything is moved or cleaned.
- Keep every receipt from the first night onward — ALE reimbursement depends on them.
- Get essential documents and medication out if it is safe, but leave the rest in place.
- Have the property secured against weather and trespass.
Do not do this
- Do not clean soot yourself. Wiping sets staining permanently into most surfaces.
- Do not run the HVAC system — it redistributes soot through the entire house.
- Do not throw anything away before it is documented and inventoried.
- Do not sign an assignment of benefits agreement with anyone.
- Do not accept an offer to waive your deductible — that is fraud in New York, and it exposes you.
- Do not commit to a rebuild contractor on the first day. Get at least two assessments.
What to watch for after a fire
After a house fire you may be contacted by out-of-state storm chasers — contractors who follow disaster events and press homeowners to sign assignment-of-benefits agreements at the worst possible moment.
Do not sign anything transferring your insurance rights before reviewing it with your insurer or an attorney. Once AOB is signed you lose the ability to negotiate your own claim or to choose who rebuilds your home. We never ask for AOB and never pressure a decision — you should have time to get at least two assessments before committing.
Avoid anyone offering to waive your deductible. That is insurance fraud in New York State and can result in your policy being cancelled. The contractor faces consequences; so do you.
We are a contractor, not a public adjuster. We document, scope, and advocate for a complete rebuild. If your claim needs licensed public adjusting, we will tell you that rather than pretend otherwise.
This page is general information based on our experience running fire restoration claims in the Capital Region. It is not legal or insurance advice and cannot account for your specific policy terms. Read your policy and speak with your agent or an attorney about your situation.
Questions people ask us
Why does the smoke smell come back?
Because odour compounds bond into porous materials — drywall paper, insulation, framing, carpet backing. Surface cleaning removes what you can see and leaves what you cannot.
When humidity rises the following summer, those compounds volatilise again and the smell returns. The only reliable fix is removing the affected porous materials rather than cleaning them, then sealing what remains.
Are our belongings salvageable?
Many are. Hard goods, most furniture, and a lot of clothing can be cleaned off site. Heavily porous items in the burn zone usually cannot.
What matters most in the first days is the inventory. Contents coverage is settled from a documented list, so anything discarded before it is recorded is effectively
