What the calculator can and cannot tell you.
It gives you a realistic range to plan against. It cannot see your house.
Three things move a kitchen budget more than anything a calculator can ask about, and all three need someone standing in the room.
Cabinetry is 30–40% of the total, so the cabinet decision moves the number more than square footage does. Moving plumbing or gas — particularly relocating a sink or a range — changes the figure materially. And what is behind the walls in older Capital Region homes is genuinely unknown until we open it.
Not included in the estimate
- Structural work – removing a load-bearing wall needs a beam and engineering
- Electrical service upgrades, common in homes never previously renovated
- Repairs to what we find – old leaks under the sink, knob-and-tube, out-of-code venting
- Appliances, unless you tell us to include them
- Permit fees, which vary by municipality

On-site work is 3-5 weeks. Cabinet lead times sit ahead of that – stock 1-3 weeks, semi-custom 6-10, full custom 10-16. We do not start demolition until cabinets are in our possession.
