Moving plumbing, structural repair from prior leaks, and long-lead tile all push the upper end. Relocating a toilet drain is the single biggest cost jump in a bathroom.
The part you will never see is the part that matters.
Every failed tile shower we get called to fix failed the same way: water got behind the tile and had nowhere to go. Tile is not waterproof. Grout is not waterproof. The assembly behind them is what keeps water out of your floor joists.
Ask any contractor quoting your bathroom what their shower build-up is. If the answer is “cement board and a coat of something”, keep calling.
How we build a shower
- Framing checked and corrected. Studs plumb, blocking added where fixtures and future grab bars will land.
- Sloped substrate. Pre-sloped pan or mud bed pitched correctly to the drain — no ponding.
- Bonded waterproof membrane. Continuous across walls, floor, curb, and up over the corners.
- Flood test before tile. The pan gets filled and held. If it does not hold, we find out now rather than in eighteen months.
- Tile set on the membrane. Full mortar coverage, especially at corners and the shelf.
- Movement joints sealed. Corners get flexible sealant, not grout. Grout in a corner cracks — always.

How long will we be without the bathroom?
Two to three weeks for most full remodels. The room is genuinely out of service for nearly all of it — there is no partial-use stage the way there is in a kitchen.
If it is your only bathroom, tell us before we schedule. We can compress the critical path and stage deliveries, but we would rather plan for it than surprise you.
We only have one bathroom. Is that a problem?
Manageable, but it needs planning. We sequence differently, order everything before demo so nothing stalls waiting on a vanity, and work consecutive days rather than spreading the job out.
Can you move the toilet or shower to a different wall?
Usually, but relocating a toilet drain is the biggest single cost jump — it means opening the floor and re-running waste line with correct fall. On a slab or over a finished ceiling that gets expensive fast.
Moving a sink or shower drain is generally easier. We will tell you what each move costs before you decide.
Do we need a permit?
Usually yes if plumbing is being moved or electrical added or relocated. A like-for-like fixture swap in the same location often does not.
What if you find rot or old leaks behind the walls?
On older Capital Region housing this happens regularly, especially around tub surrounds and toilet flanges. We document it, show you, and price the repair before proceeding.
How far ahead should we order tile?
We finalise all selections before demo. Stock tile is quick; imported or specialty tile can run weeks, and one back-ordered item holds up an otherwise finished bathroom.
Order about ten percent extra — dye lots vary between batches and matching later is often impossible.
